Our company does not provide tax appeal services for income-producing residential properties, bulk residential properties owned by in or out of state investors, or commercial properties. ![]() Experience.In 2009, Brian Mallory, a residential real estate appraiser for many years, was appointed by the Mayor of Memphis and the Memphis City Council to serve as a board member on the Shelby County Board of Equalization from 2009-2012. While serving on the Board of Equalization, listening to thousands of hearings of taxpaying citizens, Brian noted the lack of professional representation for residential taxpayers. There was plenty of advocacy for commercial property owners, but Brian saw that residential homeowners representing themselves were generally not prepared to present a valid case or adequately answer questions from the Board, and most walked away with little success in reducing their property tax. After dropping off the Board of Equalization, Mr. Mallory obtained the registered tax agent license from the State of Tennessee and formed Mallory Property Tax Advisors, to provide professional tax appeal advocacy for residential homeowners in Shelby County, Tennessee. For nearly 25 years, Brian Mallory has been a Tennessee-licensed certified residential appraiser and principal broker, and a registered tax agent for approximately 14 years. In addition to operating Mallory Property Tax Advisors, he owns and operates Mallory Appraisals, providing appraisal valuations for most of the local banks, many national banks, and GSE's. He also has a principal broker license and served on the board of directors at the Memphis Area Association of Realtors®. Brian grew up in Central Gardens in Midtown Memphis, attended GSL, Memphis University School, and then ventured west to the University of Montana. Step 1: Authorization Taxpayer signs Authorization for Representation Agreement, allowing Brian Mallory/Mallory Property Tax Advisors to represent you in appealing your property taxes. Email pdf to bmallory@comcast.net Click here for Authorization Form Step 2: Initial Fee Taxpayer submits initial fee of $300 once their signed Authorization for Representation is submitted and reviewed. Venmo preferred. Step 3: Research Process Homeowner takes pictures of the interior and exterior. Images that capture deferred maintenance, or items that may negatively impact marketability/value are important. The goal is to make the Assessor's Office aware of items that my not have been previously considered. Step 4: Online Informal Review Once adequate information/photos have been received from the homeowner, and our firm has researched comp sales considered more appropriate/similar to the subject property, the Online Informal Review is completed and sent to the Shelby County Assessor, which includes comparable sales, descriptive information about the subject property such as deferred maintenance, location factors that may negatively impact marketability, documentation detailing factors impacting value, other information, and the supported opinion of value. Step 5: Assessor Response The taxpayer, or Mallory Property Tax Advisors, will receive notification from the Tax Assessor notifying us whether they agree or disagree with our opinion of value. A specific value is given by the Assessor. Step 6: Further Appeal We will discuss the Assessor's valuation on your home and decide whether to accept or challenge the Assessor on their decision. If we decide to move forward with an appeal to the Shelby County Board of Equalization, Brian Mallory will schedule an appeal and appear before the Board in person to advocate for our opinion of value, presenting evidence to support. The BOE will make a final determination of value at this meeting. Step 7: Contingency Fee Due Following a successful reduction in taxes, we charge a contingency fee of 50% of the first year savings. This is a one-time fee, and does not include subsequent years. For example, if our firm is able to get your combined city/county taxes reduced by $600 per year, the contingency fee due to our firm is $300. If we are unable to get your taxes reduced, you owe nothing more. Our firm does not make any guarantee that we will be able to get your property taxes reduced. |
